Connect Housing started in 2006, when The Ridings and West Yorkshire Housing Associations came together. The result? A single association, passionate about housing and neighbourhoods. We are a Registered Social Landlord operating on a not-for-profit basis under charitable rules.
We manage:
- almost 1,800 general needs homes
- over 700 properties for older people
- housing with support for almost 300 people
- over 100 shared ownership homes
... plus student housing and a wide range of support and regeneration services across the whole of Leeds and Kirklees districts and in Calderdale and Wakefield.

More Awards for Connect Housing
Connect Housing's recent development scheme won the Best National Home Improvement Council Award. The scheme, in Chapeltown, has seen the "de-conversion" of four properties from flats back into family homes. The new homes incorporate energy saving measures such as efficient boilers, insulation to walls, floors and roofspaces, and solar hot water heating. The project was put together as a pilot scheme and has been so successful that Connect Housing and two other housing association partners have won additional funding from the Housing Corporation to do the same to a further 31 properties in the area.

Design Excellence
One of Connect Housing's addresses in Harehills Avenue has been transformed from five run down bedsits to three 2-bed flats, each with their own entrance. The two ground floor flats are particularly light, airy and spacious whilst the top floor flat is smaller, but just as well-designed. These flats also have a secure area where bikes can be stored on the ground floor. Each has had sound insulation as well as energy-efficient features installed and will no doubt appeal to many of our tenants and people on our waiting list. The Housing Corporation has given generous grant aid which keeps the rents down and the tenants of these flats will also have the right to acquire.

How Affordable is Affordable?
A Study of Rents in Leeds
Access to affordable housing for households on low incomes is a current, and growing, problem in Leeds and high on the agenda for Connect and all those working to achieve a better quality of life for people in the city. Affordable good quality housing is the foundation for good health, stable family life, supporting educational achievement, promoting access to work and enabling financial inclusion.
Concerns about rent levels in the city, and confusion about the variations in ‘affordable rents’ between providers, prompted the Leeds Collaborative Group – seven housing associations based in Leeds – to commission a study of current and projected rent levels and their affordability. The study was carried out by re’new and the report can be viewed/ downloaded at www.renew-leeds.co.uk. The study confirmed that Council and housing association rented housing is the most affordable option in Leeds and provides valuable access to well-managed, good quality housing for low-income households. While there is still a gap between Council and housing association rents, these are on course to converge in the next 5-8 years, in line with Government policy. Rents for Council and housing association properties are, on average, less than half the rent of similar sized properties in the private rented sector.
Although the affordable sector is indeed affordable for the majority of low income households, the study found that this is not always the case for the lowest earners (especially households with the lowest 10% of incomes). Given the level of private sector rents, and that home ownership, even low cost options, is way out of reach for these households, the urgent question to address is how households in work on low incomes are to be housed in the future in Leeds.
The Leeds Collaborative Group hopes that this study will clarify confusion around differences in rents between providers and promote discussion among policy makers on the critical issue of affordability of housing for low income households.
